Do I Have Hidden Issues With My Home?


There are many issues that are hidden in homes that a good home inspector doesn't find.  Its just that without thermal imaging you would have to rip apart your walls to see what is going on inside them.  Thermal imaging does not see into your walls but it does detect subtle changes in the surface temperature that indicate issues beneath.  These issues can be caused by improper installation, inferior or aging components, snow and ice, or even insect or rodent damage and can lead to higher than needed energy consumption or expensive repairs.  Not finding these issues can even lead to premature deterioration of the home and its components.

What Does A Home Scan Consist Of?

Northgate holds on customer satisfaction in high regard so the following is a general guideline of what will happen.  We encourage customers to let us know if they have specific needs or wants so we can provide the best service.

Prep work

There is some prep work the home owner can do to make the best of the scan.  These items after number 1 and 2 are not required but greatly improve areas to be scanned.  It is important to do all of the prep work at least 2 hours before the scan to allow surfaces to adjust to a normal temperature.

  1. Make sure temperature is at normal living temperatures for at least 2 hours before scan.  (This applies normally to unoccupied homes that have had their heat turned down or A/C units turned off.)

  2. Drapes and shades should be taken off windows to be scanned.

  3. Pictures and other wall hanging should be removed from walls to be scanned.

  4. Think about if there is a specific area or concern you have so we may make sure to focus closely at it.

The scan at your home.


When Northgate visits your home there is a general routine that we have unless the customer desires something else.  We encourage the customer to be present if they wish.  Caution: If you are present during the scan, understand that until analysis of pictures can be preformed not all issues will be found and items that look concerning might be discovered to be of little concern.  This means the report may be different then anticipated.
 

  1. We come to your property at agreed time.

  2. We discuss with you any specific concerns or areas you would like us to spend extra time on.

  3. We tour the building in order to understand the layout and how it may affect our scans.

  4. We scan all accessible exterior walls, windows, ceilings, floors, heat vents.

  5. If the customer is present and wishes, we discuss initial findings, keep in mind that until analysis of pictures can be preformed not all issues will be found and items that look concerning might be discovered to be of little concern.  This means the report may be different then anticipated.

After Northgate leaves.


After Northgate finishes the on site scan we download all images we take onto our computer and take time to analyze each image.  The time it takes for analysis and reporting can sometimes be more than the time spent at the property.  Northgate will then generate a report that include possible issues that it finds and areas of customer's specific concern.  After payment is received the report is emailed to customer.
